Mold has been an area of conversation for years. Newer construction practices since the late 1970’s have created indoor quality issues due to energy efficient homes which induce poor indoor air quality. Mold is more common in today’s environment which has created an increase in liability claims by 100%. Mold is everywhere, there is literally thousands of species of mold, and can be found both indoors and outdoors. When mold spores become airborne and land on moist organic materials, they create colonies that will grow and grow as long they have water and food. People come in contact with the microscopic particles mold releases either through skin or by inhaling. The potential effect mold has on people may be determined by the kind of mold present, the type of contact and exposure time.

What is a Mold Clearance?

A Mold Clearance is an onsite inspection of a house, condominium or business looking for visible signs of moisture and signs of mold growth on the interior/exterior of a home. Included are 2 samples of air quality or visible areas of concern on a single story. Additional samples may be needed for additional stories. If there are no visible signs of Mold it still could be present in spores which could affect the occupant’s health. There are many sources such as cleanliness, refrigerator drip pans, moisture leaks, dishwasher leaks, HVAC systems, and high efficiency systems unseen by a home inspection.

Why do you need it?

Protection to buyers, sellers and Real Estate agents. It is protection from potential law suits, and can reduce liability by addressing indoor air quality issues. Problems start with new and existing occupants. This offers a due diligence by all parties and has less chance for future liability by claims of mold complaints.

Reporting:
  • A detailed report is done through a Microbiology Laboratory and given to the client. Our labs are leaders in Indoor Air Quality (IAQ) testing and certified by International Standard Organization (ISO).
  • Discounts are offered, if done at time of a standard home inspection by Arrowhead Home Inspections.

Certification:

Arrowhead Home Inspectors are certified Mold Inspectors Level I and Level II. Certification through International Environmental Standards Organization (IESO). Many mold companies propose to be certified, however, do not follow a protocol set by EPA or organizations that requires continuous education in Mold and Indoor Air Quality for Mold Toxins, Allergens or Microbiology testing. Our inspectors are CRMI (Certified Residential Mold Inspectors) and have specific training to assist in the indoor air quality of a property or business.
